From their web site it looks like they'll have live music. Nothing against jazz piano concerts at the PCA, mind you, but it would be good to have something a bit more in Westford.

I am looking forward to a BBC in Westford..If that is the case..They do have live bands and Westford has one of the better cover bands in the area...Slap That Cat would love to play at the BBC!

I've heard that the Applebee's location is being renovated, and will re-open as an IHOP. I think this seems pretty likely, since they are doing the same thing with the recently closed Applebees in Nashua, and they have the same parent company. Bummer!
Based solely on my pre-allergic-to-everything experience at the one up on 38, having an iHop here would suck. And not just because of the lack of a GF menu or any cross-contamination standards in their kitchen.
I sure hope Exit32 is right, and it's British Beer coming instead!!

My understanding is that it is the British Beer Company, IHOP is going into the South Nashua Applebees location that closed

It will 100% be the British Beer Company. Lease was signed on Monday. Renovations will begin next week. Check out britishbeer.com . They have one of the best menu's and gluten free menu's around. Live music at least 4 nights a week. If you're ever in the Framingham area check it out and see what's coming.
